Beat the Summer Heat (and Protect Your Property Value)

By Courtney Ferrar

January is one of the hottest months of the year, making it the perfect time for homeowners to complete a quick summer property check. A little preventative maintenance now can save you money later and keep your home looking its best—especially if you’re considering selling.

Summer Maintenance Checklist:
1. Service your air conditioning
 Schedule a professional inspection to clean filters, check refrigerant levels, and ensure the system is running efficiently/
 Regular servicing reduced energy bills extended the life of your unit and prevents sudden breakdowns during heatwaves when repairs can be costly.

2. Clear gutters and downpipes
 Remove leaves, twigs and other debris to prevent blockages
 Blocked gutters can lead to water overflow, roof damage, and even foundation issues during summer storms, so it is a small step that prevents big problems

3. Inspect outdoor areas
 Check decks, fences, pergolas, and outdoor furniture for signs of cracking, warping or fading caused by heat and sun exposure.
 Addressing minor wear now, such as sanding or resealing timber, can prevent costly repairs later and keeps your property looking well-maintained.

4. Trim trees and shrubs
 Cut back branches and foliage that are close to buildings, fences, or power lines.
 Not only does this reduce the risk of damage during storms, but it also improves sunlight exposure, airflow around your home, and overall street appeal which is a key factor if you’re selling.

5. Check external taps and hoses
 Inspect for leaks, cracks, or signs of wear caused by heat and heavy use during summer.
 Fixing leaks promptly can save water and reduce bills, and it also prevents potential water damage to walls, foundations, or garden beds.
