Investors Corner May 2026- Stability & Retention Ahead of EOFY

As we move deeper into the cooler months, the narrative surrounding the Scenic Rim rental market is shifting from rapid price acceleration to deep-rooted stability. For investors, the current climate offers a rare combination: high-performing yields paired with unprecedented tenant retention.

Rather than treating our region as a temporary lifestyle pitstop, incoming residents are viewing Boonah, Kalbar, and Harrisville as long-term destinations. This shift is redefining what it means to hold an investment asset in the Rim.

The Winter Market Reality

While rental markets in major metros often experience a seasonal mid-year slowdown, local demand remains remarkably insulated. This month, we are seeing average weekly rents solidify at $718 in Kalbar, $655 in Harrisville, and $580 in Boonah.

These strong figures ensure gross rental yields remain anchored between 3.7% and 4.1%. However, the real victory for local landlords right now isn’t just the weekly income—it’s the lack of turnover. With regional vacancy rates continuing to hover near zero, tenants are prioritizing stability, with many actively seeking 12- to 24-month lease renewals to lock in their homes before winter sets in. For property owners, this translates to zero “dead time” and significantly reduced letting fees.

Strategic Move: The Pre-EOFY Portfolio Review
